To whom it may concern,

Please accept this letter as an overview of my professional experience and qualifications.

In addition to my nursing career, I have also been highly motivated to succeed in my personal life and have had a strong entrepreneurial spirit. Over the last 10 years I have developed and succeeded at several real estate ventures. As a personal investor in rental properties I took on the responsibility of project management from start to finish. From the initial financial analysis to determine the investment potential of a given property, to the final stages of construction, rehab and sale or rental, I personally coordinated and managed all phases of the process.

Over the last 11 years I have held multiple positions within the Nursing field with an ever increasing level of responsibility. I have cross trained in multiple departments and have an exceptional work record. Spending time as a Relief Charge Nurse in the Urgent Care Department provided a foundation for my nursing career and gave me my first introduction to a management role. The high pressure of working in the ER taught me how to handle and work through high pressure situations and gave me the ability to maintain a calm nature while making critical and time sensitive decisions. Lastly, my time in the Cath Lab provided me the insight into one of the most technical aspects of nursing and instilled in me the need for precise focus on a deep detailed level. The last11 years of my career have prepared me for the next step in leading a team of my fellow nurses, working to provide further success in both their careers as well as mine and to help continue and build a successful organization.

In this venture I was able to successfully rent and flip multiple properties with positive investment results each time.

In 2016 I took the knowledge gained from my personal experience and founded an investment real estate fund, South Bend 7, LLC, an SEC 504c regulated investment fund. Coming together in a partnership where I was able to collaborate and synergize our individual experience and knowledge, we were able to build an ongoing investment fund that raised $1.5 million over 2 and 1⁄2 years. My experience in project management on my own individual investment ventures put me in the role of Project Manager for the fund. My duties there honed my skills in a managerial role where I had to coordinate every aspect of rehabbing the properties purchased by the fund. Having to manage the process from start to finish, working with the real estate agents to see the purchase agreements were detailed and thorough, coordinating the subcontractors on the rehab of the properties, overseeing the property management companies and making sure that the properties were fully occupied by quality tenants and working with the tenants to see that any repairs or complaints were handled in a timely fashion has been treasure of experience that I value as much as my time in nursing.

In February of 2019 I divested my 50% ownership in the management company to focus more on my nursing career and to spend more quality time with my family. While the experience was and continues to be a highlight of my entrepreneurial career, it required a large amount of out of state travel that kept me from the day to day activities of my daughters.

I believe the last 11 years of my nursing career as well as my experience in my personal business ventures have provided me the knowledge and skills to be an effective part of the Kaiser Permanente management team. Experiences outside of nursing such as having to maintain professional relationships while communicating firm messages to gain positive results have taught me the necessity for even handed communication. Having to maintain detailed records and work flow in the project management of the investment fund has provided me an invaluable education on how to meet the standards of a regulatory environment while driving results in a demanding and competitive marketplace.

What I have learned over my professional career, both in nursing as well as in real estate investment, management is the combination of maintaining strong personal relationships while effectively communicating the message of results. In order to be an effective manager of people and resources, I have learned to lead from the front. The most successful results are when you can demonstrate how to get something done and to instill in your team the belief that their efforts are valued and understood, that you have had the same experiences as them and that they will be treated with fairness.
